What Students Look for in a Rental Unit

When browsing through advertisements students are typically on the lookout for a rental that is well maintained, has access to public transit, is within walking distance of the school in which they will be attending, is close to amenities and has enough storage to be able to store a bicycle.

To set your advertisement apart from others, a landlord should consider including Hi-speed internet service in the rent and noting it within the advertisement – “Hi-speed internet included”.  This is an important benefit to students and they will recognize the value immediately.  Another option to consider is offering heat and hydro inclusive, this will allow you to charge more in rent and offer students the benefit of not having to worry about paying bills.

Please make note, Investagain only suggests offering an inclusive rent, heat and hydro package when renting to tenants by the room and are on separate leases.  Students are prone to unintentionally abusing heat and hydro, which will cost you in the end.  Always make smart decisions when renting and think of how they could impact you negatively.
